As a Victorian I can't understand Taswegians attitude to new things. I remember the opposition to MONA when it was seeking planning approval. The stadium would help fix an existing blight on the city landscape and (in a different way) bring similar economic and confidence benefits as MONA has done.

The developers saying people don't want to live in apartments are greenfield developers. Infrastructure Vic survey says 1/3 ppl would compromise on traditional house & land for good location. Main road is not good location.

Good analysis. The only thing missing is the role of the banks and feasibility consultants in development financing. Lack of competition means banks can be overly cautious in lending (show me a 20% return!) Which is part of the reason that development that does actually proceed makes so much profit.

Yes, replace stamp duty with annual land tax for PPR. If you can't pay immediately (casflow poor) your land tax debt just gets paid when the property is sold.

The policy is agnostic on location but there is more pressure from greenfield land owners / developers for govt infrastructure (across the country) simply because these guys have already invested so much up front on land purchases compared to disparate inner city developments.

Peter Dutton's policy of funding public infrastructure to underpin more housing would be sound if wasn't just aimed at greenfield development (sprawl) - which it is. We need to densify our existing suburbs. Tackling the CFMEU should be top of his housing policy agenda.

Strong agree that lack of new housing supply is the problem. But people need to get over the idea that Byron should look like it did in the '70s. Build a Mediterranean density city of apartments starting at the existing centre.
