Sure, they definitely aggravate the supply problem and should get out of the way .. but demand in big cities is the main culprit. If we made cities less safe, less clean, less interesting, and cleared out all those pesky high wages … THEN we would solve the rent problem.

I'm saying it would, but zoning and NIMBY prevent more high density units from being built in cities. From what I gather other person believes it's corporations and landlords at the root problem.
I’d argue there is a cross section with NIMBY zoning and maintaining rental prices. For instance if I was renting out a single family unit, I’d more than likely be NIMBY as a function of trying to maintain the value of my unit. Same for corporations renting single family. Not so much for apt blocks.
Oh alright. We are speaking the same language. I do agree the main issue is zoning, much of the homeless problems that California experiences is a direct consequence of low density zoning. That contrasted with New York which has more high density zoning, has a much better grip on homelessness.

Depends on when and where. Could have been a nice landlord that didn't raise rents while the market rate increased. Generally rents will always increase slowly unless something like COVID happens and we say rents plummet.
Rising cost of building materials and labor shortage? I thought I saw somewhere not too long ago starter homes weren't profitable so more higher end, less affordable homes were being built
you are 80% correct, landlords to play a role as well, but if you let developers build, then they will compete. Right now they are shackled by local laws. States need to step in and fix this.

What about the fact that the US has failed to build an adequate amount of housing in virtually all of the major metro areas where people want to live? What about the fact that it's effectively illegal in most of the country to build anything but single family homes?
The concept of this feels right except I live in South Florida and it's SO BAD here. We have a lot of housing supply, but prices are artificially inflated because rich investors keep coming in and buying property at crazy prices, pricing locals and transplants alike out of the market.
I would offer two things: one, that sounds anecdotal at best, to me. Are you actively looking for housing? Two: it does take time for a supply-constrained housing market(where lead times are months/years) to correct.

I'm not sure about the USA, but here in Canada housing prices and rental prices are through the roof due to immigrants. Not immigrants faults, but it's a simple supply and demand issue. Government overspending and printing money and causing massive inflation hasn't helped.
