I took a course to train people to drive forklifts. Watch a (gory) safety video, read a short pamphlet, then took a multiple choice test where one answer was printed in bold letters.

Not the real estate licensing exam I took, but that was a long time ago. Mine was more state and federal laws relating to real estate practices, agent obligations, TRS land descriptions(I live in the west.). Are you sure you’re not having your leg pulled?
I wish I'd taken that version! Much more useful than mine that had definition questions about words no-one can spell and math equations that the title company and lenders have special calculators for
I mean, I've lived here for six years and I'm ashamed to admit I popped my head into the loft for the first time last weekend and said out loud "oh, I could use this space" - so I'm pretty sure I'd still fail that exam.
Maybe the fail rate is due to the intelligence of the test takers and not the test’s level of difficulty. I know too many barely literate agents to believe that test is a challenge

Certainly not the federal or state exam I took! It was harder than the exams for my teacher license as nothing in the study material actually prepares you for the career.
I was a Realtor back in the 90s.
Getting a Realtor's license then was not easy.
We needed to learn quite a bit about real state laws, loan procedures and market analysis.
Not like today.
Meanwhile in California you need to submit a PhD level thesis, sacrifice your first born, pay a fee equivalent to a down payment of a San Francisco home, and make 0 errors.
I remember being on the elevator to get to my RE exam. There was a guy who looked like he was having panic attacks.It was his 3rd try. If he didn’t pass, he’d be unable to try again for a long time. It shook me!
I was taking the test, waiting for the hard part… it never came and the test was over 🤷🏻♀️
Because when showing a property it’s always awkward when you accidentally hit a recessed button in the molding and the back of the closet slides open revealing a hidden chamber of Lovecraftian horrors.
So yeah, realtors, it really is vital to always find all the rooms of the house.
If you were a jewel you’d be Jade - as in jaded….you’re hanging out with wrong crowd as there are many people who still live by a code. First you should practice integrity in your day to day life and then you will find others who walk the path instead of faking it - peace and love
