i always knew but couldn't prove point access blocks were as safe (or safer) v. massive double loaded corridors with dead end corridors and potential for smoke-filled corridors and now the data backs it up better housing. equivalent levels of life safety. smaller footprints. more space for nature

A few findings from this report that I coauthored: - A stairway in a 4-story bldg costs about $200,000 (corridor not included) - Zero deaths in 4+-story single-stair buildings in NYC or Seattle attributable to the lack of a second stair - FDNY has mostly stopped reporting fire deaths to NFIRS

I'm still upset. The next time that someone asks you why Toronto can't "be like Paris, 6-8 storeys everywhere," remind them that we had a proposal for mid-rises on a pretty small amount of land and councillors lost their heads and started ranting about 50-storey towers. That's why.

A frustrating thing about "Phase One" of a policy is that it's hard to get people excited to support the high level policy needed for later concrete changes. But it still presents a veto point for those who oppose any change or invent worst case scenarios. There's no phase 2 if phase 1 fails.
