i guess another way of saying this is that, when this region of the genome of SARS-CoV-2 is mutated (by cosmic rays or whatever), replication eventually stops for some reason...?

It could also be useful for cancer therapies where the target is constantly changing but they can spot a stable spot as an anchor.
